How much does property management cost in San Angelo?

No. Angelo Rentals charges no setup fees and no cancellation fees.

How long is the management agreement, and can I cancel?

The length depends on the plan you choose. Full-service management typically runs one year, the length of a standard lease. Lease Only can be as short as the few months it takes to get your property leased. We want happy clients, so if things aren't working out, either party can end the agreement with 30 days' notice.

When do owners get paid?

Owner payments begin on the 5th of each month and continue at set times throughout the month. As long as your tenant pays on time, our goal is to get your payment to you in time to cover your mortgage. Monthly and year-end statements are always available in your online owner portal.

Which management plan is right for me?

Full Service is hands-off, passive income: we handle leasing, rent collection, maintenance, inspections and accounting, and your rent is deposited to your account every month. If you want full oversight of repairs, we recommend Lease PLUS, where we lease the property and collect rent while you keep control of maintenance. Lease Only is for owners who just need a qualified tenant placed.

How are repairs handled?

It depends on the type of property and how hands-on you want to be. Full Service clients get maintenance through our in-house sister company, Texas Elite (plumbing, HVAC and remodeling), or through your preferred vendor first if you have one. Emergency maintenance is available 24/7/365.

How do you screen tenants?

Our screening process is extra thorough. We check credit, criminal background, income, rental history and references. For houses, we require income of at least 3 times the monthly rent.

What happens if a tenant doesn't pay? Do you offer an eviction guarantee?

We follow a strict collections schedule: rent is due on the 1st, late after the 3rd, collections start on the 4th and a notice to vacate goes out on the 10th. If we placed the tenant, our eviction guarantee means we don't charge a fee to evict, and we handle the entire process.

Do you allow pets?

That's the owner's decision. You choose whether pets are allowed and whether we charge a pet fee or pet rent. Breed restrictions apply. Assistance animals are not pets under fair housing law and are not charged pet fees or pet rent.

My home isn't selling. Can you lease it until the market improves?

Yes. If your home has been sitting on the market, we can find a qualified tenant and manage the property so it produces income instead of costing you money each month. When the market improves, our sister brokerage, Aaron Nelson Group at EXIT Realty Advantage, can help you sell.
