What We Do for Property Owners

Tenant placement: advertising on dozens of rental websites (Zillow included), showings, applicant screening and a thorough 16-page Texas REALTORS lease.

Rent collection: an online tenant portal and a strict schedule. Rent is due on the 1st and late after the 3rd, collections start on the 4th, and a notice to vacate goes out on the 10th.

Maintenance: in-house maintenance through our sister company Texas Elite, or your preferred vendor first if you have one. Emergency maintenance is available 24/7/365.

Inspections: a pre-move-in walk-through, a free 6-month inspection, a free move-out inspection, and a renewal inspection before any lease is renewed.

Accounting: security deposits held in a trust account, monthly and year-end owner statements, 1099s, and an online owner portal.

Evictions: handled start to finish when they are needed.

Management Plans

Lease Only: we market, screen and sign the tenant, then hand the property back to you to manage.

Lease PLUS: we lease the property and collect rent, and you keep control of repairs.

Full Service: we handle everything, including leasing, rent collection, maintenance, inspections, accounting and tenant issues.
